Why construction changes the job
Every stumped house is the same underneath — stumps, bearers, joists, floor. What differs is what's standing on that platform. A weatherboard house is a light timber frame clad in boards; a brick veneer house is the same timber frame wearing a single skin of brickwork on its own footing or base structure. That one difference changes the load the stumps carry, how much movement the building tolerates, how carefully it must be jacked, and what the re-level can safely aim for. It's also why a contractor who quotes without asking what the house is built of hasn't really quoted — the cost guide treats the two as separate price bands for good reason.
Weatherboard: flexible and forgiving
Timber-framed, timber-clad houses are light and, crucially, flexible. The frame tolerates being racked a little and pulled back; boards move with it; plaster cracks are the main casualty and they patch. That forgiveness shows up everywhere in the job: fewer or lighter stumps are needed for the load, jacking can proceed in normal increments, and the re-level can be ambitious — a weatherboard house that's 40 mm out can usually be brought back to practical level in one job. This is the standard restump, the one the process guide describes, and most Victorian and older suburban weatherboards have either had it or will need it once in their lives.
Brick veneer: heavier and less forgiving
Brick veneer adds tonnes of dead load and a brittle skin. The timber frame inside still flexes, but the veneer doesn't — brickwork tolerates almost no differential movement before it cracks, and it cracks visibly, in stepped lines through the mortar. So the job changes: lifts are smaller and slower, the crew watches the brickwork as the gauge of what the house will accept, and the re-levelling strategy is more conservative. Where a weatherboard house gets pushed back to level, a badly settled brick veneer house is often corrected toward level in stages, or to the best position that doesn't sacrifice the veneer — a trade-off the contractor should explain before the job, not after the cracks appear. Load matters too: the same floor plan needs its stumps sized and founded for the heavier building, sometimes with additional stumps under load-bearing lines, which is part of why stump material and specification deserve more attention on a veneer house.
Double brick: probably not a restump
Full masonry houses — double brick, solid brick — are rarely on stumps at all; their walls stand on strip footings or a slab, even where a timber floor sits on stumps inside the walls. If a full-brick house is moving, the walls' footings are the problem, and the fix is underpinning, not restumping. Some older homes are hybrids: brick perimeter walls on footings with a stumped timber floor inside. Those can genuinely need internal restumping, external underpinning, or both — which is exactly the situation to put in front of an engineer rather than either trade alone. Price, and questions to ask
The bands are honest and consistent across the industry: a full restump of a weatherboard house typically runs $15,000–$25,000, while brick veneer runs $20,000–$30,000 — the premium buys heavier stumps and footings, slower jacking, and the extra care the veneer demands. For a weatherboard house, ask: what levelling standard is quoted, and what's the plaster-repair expectation? For brick veneer, add: how will you protect the brickwork during lifts, what movement will you limit each lift to, and is the target full level or best-safe-correction? Any contractor who answers those fluently has done veneer houses before; hesitation is your cue to keep looking.

My house is weatherboard with a brick chimney. Does that change anything?
Yes, in one spot. Chimneys are heavy masonry on their own footing and can't be jacked with the house — the crew levels the house around the chimney, and gaps sometimes open where the two meet. It's normal, worth discussing up front, and occasionally the chimney itself is what's sinking.
Is a brick veneer restump always more disruptive?

How do I even tell if my house is weatherboard frame or brick veneer?
Look at the external walls: timber or fibre-cement boards mean a clad timber frame; brickwork outside with plasterboard and timber-framed internal walls inside means veneer.
