Resin injection promises underpinning without the digging — and on the right soil, it delivers. The catch sits in those last four words.

How resin injection works

Small tubes, roughly the diameter of a pen, are drilled through or beside the slab at points an engineer or technician has set out. An engineered two-part resin is injected through them into the soil beneath the footing or slab, where it reacts and expands with considerable force. The expansion does two jobs at once: it fills voids, and it squeezes the surrounding soil back together, re-compacting ground that had loosened or washed away.

Keep injecting after the soil has tightened and the pressure starts to lift the structure above. Technicians monitor the slab with laser levels in real time and stop at the target, which is how a sunken slab edge can be raised a measured amount rather than simply stopped from sinking. The holes are patched the same day and the resin reaches working strength within minutes to hours.

The speed and cleanliness advantage

This is where resin is genuinely in a different class. A typical residential job takes hours to a couple of days, against roughly two to four weeks for mass concrete. There is no excavation, no trench along the wall, no spoil pile on the lawn and no reinstatement bill afterwards. You stay home, the furniture stays put, and the crew is often gone by the afternoon. For a working household, the disruption saved has real value even before you compare prices.

Where it genuinely wins

Resin suits slab-on-ground homes where the problem is in the upper soil layers: ground that has lost density, voids left behind after a plumbing leak washed fines away (once the leak is fixed), poorly compacted fill that has settled, and moderate movement generally. If an engineer's diagnosis is "the soil under this part of the slab has slumped and needs re-compacting", resin is often the neatest possible answer, and its ability to lift while it works can close cracks and re-level floors in the process. The limits: soil decides

Resin improves the ground immediately beneath the footing. It is not a pile, and it does not carry your house down to a deeper, stronger stratum. That single fact draws the boundary around the method.

It is not a fix for an ongoing water problem: injecting resin above an unrepaired leak or into ground that stays saturated treats the symptom while the cause keeps working. It is soil-dependent — ground that cannot be usefully re-compacted, or clay whose problem is seasonal swelling and shrinking rather than lost density, may give a poor or short-lived result. And where instability sits deep, resin at slab level solves the wrong layer; that is screw pile territory. This is why a soil test first is non-negotiable: at $400–$1,000 it tells you which of these situations you are in before anyone quotes. Cost and the sales-pressure caveat

One caveat deserves plain words. Much of the resin market is single-product companies: they sell resin, so every assessment they do tends to conclude that resin is the answer, sometimes with same-week booking pressure attached. That does not make the product bad — it makes the diagnosis conflicted.

Is resin injection permanent?

On suitable soil, with the original cause of movement fixed, the resin itself is inert and does not degrade in the ground. The results that fail are almost always cases where the soil or the cause was wrong for the method — which is exactly what the soil test screens for.

Can resin lift a sunken slab back to level?

Yes, within limits. Controlled injection can raise a slab a measured amount, monitored by laser as it happens. Deep or structural settlement, or lifts beyond what the structure can tolerate, are a different conversation.

Why is resin quoted as one figure when underpinning is per metre?

Resin providers price the whole problem — materials, injection points and lift — rather than metres of footing. That makes quotes easy to read but hard to compare, so ask exactly what area is treated, to what depth, and what re-levelling tolerance is promised.

Will resin work in reactive clay?
